How do I make created buttons grey out under certain conditions?
This would be like the way that unit producing structures automatically grey out the buttons that build units when requirements aren't met, e.g. the Factory button for Seige Tank is grey and unusable until a tech lab is attached to the building.
You pretty much answered your own question. You need to put requirement for ability under that button. If you could specify it with more details (conditions which under the button is grayed out) I'd be able to give more help.
The abilities need to use a requirement to be greyed out. You could use requirements, which you can easily manipulate via trigger (for example a specific upgrade level or something)
Why would the fact that its a dummy ability make a difference? As far as I know you just need to go into commands+ for your ability and select the requirement near where you select the button. Or maybe its on unit's the command card.

Requirements for the buttons don't grey the button out. It only lists the requirement in the tooltip.
Indeed, button requirements are purely visual. To grey out the button, the associated ability command or upgrade needs to use the requirement.
